What is IGRS AP Market Value?
Market value in Andhra Pradesh is the minimum value fixed by the state government for any piece of land or property. This value is set by the Registration and Stamps Department and is updated periodically based on local development, infrastructure, and demand.
When you register a property in AP, the stamp duty and registration charges are calculated based on whichever is higher the market value set by the government or the actual sale price. This is why knowing the IGRS AP market value before buying or selling is important.
Earlier this information was available only at sub-registrar offices. Now the AP government has made it available online through the IGRS AP portal at registration.ap.gov.in. You can check the market value of any village or mandal in Andhra Pradesh for free without any login.
Why IGRS AP Market Value Matters to You
- Stamp duty is calculated on market value or sale value whichever is higher. Knowing it in advance helps you plan registration costs.
- Banks use market value to determine the maximum loan amount they will offer on a property.
- Buyers use it to check whether the seller is quoting a fair or inflated price.
- Sellers use it to ensure they are not registering below the government rate which can lead to legal problems.
- Anyone applying for PMAY or housing schemes needs to verify that the property value fits within scheme limits.

What the Market Value Results Show
Once you submit the search, the IGRS AP portal displays a structured result for your selected village and land type. Here is what each field means:
| Field | What It Means |
|---|---|
| Village / Locality | Area for which market value is fixed |
| Land Classification | Agricultural, residential, commercial or apartment |
| Market Value Rate | Government-fixed minimum value per sq yard, acre or sq ft |
| Effective From Date | Date from which this rate is applicable |
| Unit of Measurement | Whether rate is per sq yard, sq ft, or per acre |
Market Value vs Sale Value What is the Difference?
Many people confuse market value with the actual price they are paying for a property. These are two different things and both matter during property registration.
| Aspect | Market Value | Sale Value |
|---|---|---|
| Set By | State Government | Buyer and Seller agreement |
| Purpose | Minimum base for stamp duty | Actual transaction amount |
| Can It Be Lower? | No, it is a government floor rate | Yes, but registration uses the higher of the two |
| Used For | Stamp duty and registration fee | Loan amount, income tax |
Important: If you are registering a property where the sale value agreed between buyer and seller is lower than the IGRS AP market value, stamp duty will still be calculated on the government market value — not the sale price. Registering below market value is not legally permitted.
