Important: All parties buyer, seller, and both witnesses must be physically present at the sub-registrar office. Biometric fingerprint capture and photograph are mandatory and cannot be done remotely.
Stamp Duty and Registration Charges in Andhra Pradesh 2026
Stamp duty is calculated on the market value of the property or the sale consideration whichever is higher. Here are the applicable charges:

How to Book a Registration Slot Online on IGRS AP — Step by Step
Log In to the IGRS AP Portal
Go to registration.ap.gov.in and log in to your account. If you do not have one yet, create a free IGRS AP login account before proceeding slot booking is only available to registered users.
Open Registration Services and Select Slot Booking
After logging in, navigate to Registration Services from the dashboard menu. Select Slot Booking or Appointment Booking to begin.
Enter Property and Party Details
Fill in the property details including district, mandal, village, and survey number. Enter the names and Aadhaar numbers of buyer, seller, and both witnesses. Names must match exactly as they appear on Aadhaar cards.
Select Sub-Registrar Office and Available Date
The portal will display the sub-registrar office with jurisdiction over your property. Select an available date and time slot from the calendar. Slots fill up fast book at least a week in advance for urban areas.
Pay Stamp Duty and Registration Fee Online
The portal automatically calculates stamp duty, transfer duty, and registration fee based on the property value entered. Pay online using net banking, debit card, or UPI. Save the payment receipt as your e-challan it must be carried on registration day.
Download and Print Booking Confirmation
After payment a booking confirmation with a unique token number is generated. Download and print it. This document is required for entry at the sub-registrar office on your appointment day.
What Happens at the Sub-Registrar Office on Registration Day
Document Verification
Office staff will verify your booking token, stamp duty receipt, sale deed, and identity documents. All details in the sale deed must match exactly with what was entered during slot booking.
Biometric Capture
Fingerprints and photographs of buyer, seller, and both witnesses are captured digitally and linked to the transaction record. This is mandatory under the AP registration system. All four individuals must be present in person no exceptions.
Sub-Registrar Review and Signing
The sub-registrar reviews the document, confirms all party identities, and verifies that stamp duty has been correctly paid. Once satisfied, the sub-registrar officially enters the document in the government records and signs it.
Collect Your Registered Document
The registered document is typically returned on the same day or within a few working days. This registered deed is your legal proof of ownership and must be kept safely for all future property transactions, loan applications, and legal proceedings.
